How Much Does Commercial Cleaning Cost?
What offices around Hanover, York, Gettysburg and the surrounding areas actually pay — and what moves your number.
The short answer
Most small to medium-sized offices we quote land between $100 and $150 per visit. That range covers more building than most people expect: an open floor or a set of private offices, two to four restrooms, a break room, and a mix of carpet and hard floor.
Above the range are larger buildings and the ones we’re in several nights a week. Below it are very small suites on a lighter schedule. Our minimum is $90 per visit.
It’s a starting point, not a quote — here’s what moves your number.
There’s no menu price, because you’re really buying time
Almost every commercial cleaning quote comes down to one thing: how many labor hours your building takes, multiplied by what the company pays for those hours. That’s why two 3,000-square-foot offices can be quoted hundreds of dollars apart per month.
A quiet insurance office with carpet, one restroom and eight desks is not the same job as a medical suite with exam rooms, a lab, a break room and hard floors that need scrubbing. So when you compare quotes, you’re really comparing how much time each company plans to spend in your building. A cheaper quote almost always means fewer hours.
What moves your number
- Restrooms. The single biggest driver in most buildings. Fixture count matters more than square footage.
- Square footage — but less than you’d think. Open space cleans quickly. Cut the same square footage into private offices, hallways and conference rooms and the time climbs.
- Kitchens and break rooms. Sinks, microwaves, refrigerators, tables, and the floor underneath all of it.
- Floor type. Hard floors that get mopped take longer than carpet that gets vacuumed.
- How often we come. Nightly, a few days a week, weekly, bi-weekly or monthly. More frequent visits cost more per month but less per visit, because less builds up between them.
- Specialty space. Medical, dental and food-handling areas carry a different standard, and a different amount of time.
