How Much Does Office Cleaning Cost in Carlisle, PA?
What offices in Carlisle and Cumberland County actually pay, what moves the number, and the questions worth asking before you sign anything.
It’s the first question every office manager asks, and the hardest one to get a straight answer to. Search for a price and you find national averages from companies that have never set foot in Cumberland County.
The short answer
That covers the majority of the professional offices we see: a handful of private offices or an open floor, one or two restrooms, a break room, and a mix of carpet and hard floor.
Above that range are bigger buildings, heavier daily traffic, and specialty spaces like medical and dental suites. Below it are very small suites on a lighter schedule. It’s a starting point, not a quote — here’s what moves your number.
The price is really an estimate of time
Almost every commercial cleaning quote comes down to one thing: how many labor hours your building takes, multiplied by what the company pays for those hours.
That’s why two 3,000-square-foot offices in Carlisle can be quoted hundreds of dollars apart per month. A quiet insurance office with carpet, one restroom and eight desks is not the same job as a dental practice with four operatories, a lab, a break room and hard floors that need scrubbing.
So when you compare quotes, you’re really comparing how much time each company plans to spend in your building. A cheaper quote almost always means fewer hours.
What drives your price up or down
- Square footage — but less than you’d think. Open space cleans quickly. Cut the same square footage into private offices, hallways and conference rooms and the time climbs.
- Restrooms. The single biggest driver in most buildings. Fixture count matters more than square feet.
- Kitchens and break rooms. Sinks, microwaves, refrigerators, tables, and the floor underneath all of it.
- How often we come. As often as you’d like — nightly, a few days a week, weekly, or monthly. Nightly service costs more per month but less per visit, because soil never builds up. Once a week means every visit is heavier.
- Floor type. Carpet gets vacuumed; hard floors get swept and mopped. We do not strip, wax, scrub or recoat floors — if your building needs that kind of restoration work, we’ll say so and you can bring in a floor specialist for it.
- Desk policy. Whether staff clear their desks before leaving decides how much of the office can actually be cleaned.
- Trash volume and where it goes. A dumpster across the lot takes longer than a corral by the door.
- After-hours access. Alarm codes, key fobs, and whether we work around your staff or after everyone leaves.
- Specialty requirements. Medical and dental offices carry disinfection standards and waste handling that general office cleaning doesn’t.
Questions worth asking any company you quote
- Are your cleaners W-2 employees or subcontractors? Subcontracted crews turn over fast, which is why quality often slides after month three.
- Will the same people clean my office every week? A rotating crew never learns your building.
- What exactly is included, in writing? Ask for the task list — and ask what is not on it.
- Are you insured and bonded, and for how much? Ask for a certificate of insurance. Any legitimate company will send one.
- Is there a contract? Long contracts protect the cleaning company, not you.
- How do you handle complaints? The answer tells you more than the price does.
